A Maison de Maitre, Charentaise farmhouse and country cottage complete this lovely hamlet with private, heated swimming pool that over the past few years has offered a good income for the owners.
Restored to the highest standard, the properties offer the best in French living in terms of features and quality of renovation, with a contemporary touch.
There are views over open countryside, yet the residences are within walking distance of an historic town and the river Charente.
The sale of these prestigious properties offers the discerning purchaser the opportunity to have a ready-made income as two of the properties are presently let as high end 'gites'. There is a successful website and many returning clientele who appreciate the quality of the properties and their location. While privacy prevails, the nearby town is just a walk away and includes shops, restaurants, schools and two brand new swimming pools, one of which is outdoor and heated. That is of course if you can draw yourself away from the beautiful in-ground pool set within a private terraced area within the hamlet; and to get away from the midday sun there is a portico for midday or evening dining, overlooking the pool and countryside.
The land surrounding the hamlet incorporates Yew, Lime Maple, Oak, Chestnut, Eucalyptus and Walnut trees. Poplars are planted along the meadow and Red Robin bushes edge the pool area.
Around the pretty courtyard there is the former stables and a further sitting area, as well as a large barn and workshop leading onto a rustic portico. Wherever the sun or shade, there is somewhere to sit, relax, eat or share a drink with friends and family.
Driving through the pretty countryside the hamlet is approached by a quiet country lane, where wildlife abounds. Visitors have the option of approaching the main Maison de Maitre via a sweeping drive into a courtyard or by driving through the attractive open barn. This house was built in the mid 1800s and historical information states that it was paid as a Dowry in 1926. The present owners have lovingly restored all three properties.
Entering the Maison de Maitre, a warm and welcoming entrance hall leads into a beautiful kitchen fully fitted with contemporary units. The original features include the flagstone floor, Charentaise fireplace with Supra 22 kw wood-burner and beamed ceiling. The units comprise two Neff ovens, a Neff combi-microwave, integrated coffee-maker, integrated dishwasher and an attractive rose granite-topped island unit with a wine-rack also incorporated. Leading off the kitchen is a 'snug'/TV room that is a cosy escape in the winter months (albeit generally very mild here!) or a cool, relaxing room in the summer. Further along there is a fitted utility room with a door to the garden and a Wet-room with shower and WC, again with contemporary furniture.
Across the hallway one enters the lounge/music room with original flooring and a further Charentaise fireplace incorporating a wood-burner. This is a light and airy room offering various seating/reading areas for friends and family.
The stairs down from the entrance hall lead to a perfect, vaulted wine cellar for laying down wine as and when purchased from the vineyards.
Following the sweeping staircase upstairs it splits into two, leading to different wings of the house. On one side the galleried landing leads to the main bedroom with attractive en-suite and a dressing room. There is also an office or fifth bedroom overlooking the countryside. In the western wing of the house one finds a further three bedrooms and a family bathroom. Concealed lighting is used over feature nooks to highlight sculptures and artwork. Wooden floors throughout and oil-fired central heating. Double-glazed throughout.
